Q: Are you licensed?
A: Yes, we are licensed with DBPR as well as members of NARPM National Assoc. of Residential Property Managers.
Q: Can I readh you after hours?
Our entire team is available for emergencies 24/7.
We can accommodate hours outside of business hours for non emergencies as well.
Q: Can I say that I do not want smokers in my property?
A: As a policy, we do not allow smoking in any of the properties managed by Hampton & Hampton Management and Leasing.
Q: Can I say that I don't want children in my property?
A: Hampton & Hampton Management and Leasing does not discriminate on the basis of Race, Color, Religion, Sex, Handicap, Familial Status, or National Origin and conducts business in accordance with the Fair Housing Act.
Q: Do you sell real estate too?
A: We are professional property managers that have active Florida Real Estate licenses which is required by law to lease but we do NOT sell property.
Q: How long of a lease do you sign?
- 12 month lease
- 7 month lease
- Leases longer then 12 months have special requirements by law
Q: How long will it take to rent my property?
A: There is no guarantee on timeframe of when your property will rent however we make every effort to ensure a quick turnaround. We do market and advertise our properties via reputable internet websites, we utilize yard signs and receive referrals from other realtors and property managers. As always, pricing and condition of property are vital to securing a tenant in a timely manner.
Q: How much security deposit do you charge the tenant?
A: The average is the equivalent of one month’s rent
Q: How soon can you start managing my property?
A: Management begins once the agreement is signed and the house has been turned over to our staff.
Q: How will the IRS konw that I rent my property?
A: If you receive any rental income the property management company must report this income to the IRS. We are required to file IRS Form 1099-misc (for US Citizen or US Resident) or 1042-S (for Non-Resident Alien) to report the amount of rental income collected on your behalf during the tax year. We copy this form to you as well. We require a filled out and signed W-9 (for US Citizen or US Resident) or W-8ECI (for Non-Resident Alien) from all of our owner/investors.
Q: What if my resident doesn't pay rent?
- Rent is due on the 1st of each month and we do extend a three-day grace period.
- The majority of our tenants pay their rent in a timely manner however there may be occasion
when rent is received late. Late fees will be assessed on the fourth day of the month.
If rent is still not paid we will serve a "3 Day Notice to Pay or Deliver Possession" to the
resident. Once this notice expires and still no payment is received we can begin the eviction
process. Full evictions are very rare and usually can be avoided through proper communication
with the resident.

Q: When will I receive my rent money?
A: Your funds will be processed and disbursed via Direct Deposit (ACH) between the 12 - 15th of the month depending on weekends, holidays and delinquency of rental payment.
Q: Who holds the tenant security deposit?
A: We hold the tenant’s deposit in our escrow account.
